Kano Plains in Kisumu County remains one of the places in the nation where land is still sold at a fee next to free.
Sandwiched between Kericho and Kisumu towns, this remote area still brags of large tracks of unoccupied land, even bigger pieces being under rice and sugarcane plantations.
Here, one can get a sizable piece of land for as low as Sh30,000, a process which on most occasions does not include measurement, as the price is just agreed on.
Here are the three reasons why the land is very cheap;
1. Floods
The region is popular for its flooding as a result of its flat surface, with water from the River Nyando clogging on the surface for weeks during the rainy season.
This results in human life disturbance and destruction of crops and properties during the rainy season, meaning that very few economical operations can be undertaken, hence the throw-away price.
2. No title deed
As a son of the region, I can confirm that there are no land documentations for most of the land in Kano, due to the flooding, meaning that there are no beacons either.
This makes it hard to justify one's ownership of a particular piece of land, with the good thing, however, being that there are no cases of land rows in the region since most are owned by families and clans.
3. Bad Soil
The region turns muddy after the rainy season due to the clay type of soil it has.
This makes transportation and movement hard, further making it unsuitable for commercial purposes like construction of residential houses.
Also, it remains largely remote, with most parts yet to be opened up.
