If there are people in Kenya who pretend not to have any understanding of the prevailing circumstances, they are house agents or landlords and county askaris commonly known as kanjos.
You simply cannot argue anything with them especially when they have an upper hand in the subject matter.
Many can attest to have at least once found themselves on the 'wrong side' of their landlords after they delayed paying rent even with one day. Date 5 is actually hours away.
Chinua Achebe in his novel Things Fall Apart, says 'since men have learned to shoot without missing, Eneke the bird has learned to fly without perching'. This simply means that there is always a counter-action to anything in life.
Here are some few things you can start doing this month to ensure your landlord does not lock you out when you delay paying rent in future.
1. Never delay rent when you have money. Paying your rent early and in a timely manner earns you a good place in your landlord's books. He/she will know you are always punctual and in the event of a delay for one reason or another, they will know you are not doing it deliberately. They will, therefore, not be in a rush to lock you out.
2. Pay in advance. If you have unregular income, you can consider paying your rent in advance when you have cash in plenty. By doing so, you cushion yourself from bad days when that money won't be there. You, therefore, give the landlord a reason not to 'harass' you during 'cold financial days'.
3. Handle your landlord with kid's gloves. Always apply Robert Greene's '48 Laws of Power', Law number 1 which says you should never outshine your master. Avoid bad-mouthing your landlord when he has come to claim what's is rightfully his. Humble yourself and make him feel important. You can even show him that were it not for his kindness, you would be sleeping in the bush.
