However, land merchants have still managed to spot and publicize cheap but prime pieces of land within the outskirts of the town.

Some of these are going at  affordable prices, some as low as Sh250, 000 shillings.

Here are some of the places in Nakuru where you can find such properties for sale.

1. Mtaita

Mtaita or Mutaita is the cheapest destination for land investors around Nakuru currently.

Consequently, almost all property dealers within Nakuru have several plots for sale in the area.

It is located about 20 kilometres from Nakuru on your way to Elementaita.

A plot of land measuring 50*100 feet goes for about between 200 and 350 thousand here, according to advertisements by land dealers around town.

2. Kabarak

Just like Mtaita, Kabarak is several kilometres out of town but seems to be attracting massive attention from aspiring landowners who are not ready to spend millions in properties closer to town.

Because of the distance from town and less development in the area, it is also relatively cheaper, with a plot going for around 300, 000 shillings.

3. Sewage

Sewage Estate is only about 8 kilometers from town, making it closer to the CBD as compared to the others, but you can still get tiny pieces of land at an affordable price.

Some land merchants have subdivided the land to up to 20*40 feet going for about 350, 000 shillings.

And though the land is very prime and fully furnished with necessary resources like road networks, sewer and water system, the pieces are too small but one can put up a small house for family.
